During new construction or a building upgrade, people often forget to include post-construction HVAC services in their future plans. But initial construction accounts for only about 20-30% of a building’s total lifetime costs. The rest comes from energy use, repairs, and maintenance. When you factor postconstruction services into your long-term building plan, you can actually help decrease those secondary costs over time while maintaining the health of your building.
One important consideration is commissioning. Often performed by a third party, commissioning provides significant value to the building owner by ensuring that the mechanical systems meet the specifications of the plan. Also included in this is training the equipment operators and maintenance personnel on the new HVAC equipment so that they are able to properly maintain the equipment throughout its life.
Servicing Equipment Post-Construction
Every building owner knows that at some point, your equipment will need servicing. My recommendation is to maintain a relationship with the mechanical contractor who initially designed and/or installed your systems. They will be best equipped to address any problems, make suggestions for enhancements, and perform the required services.
The most effective way to do this is through a preventative maintenance plan. By entering into an established schedule with an HVAC contractor, you can ensure that your equipment will get the service it needs to perform at peak efficiency without sacrificing you’re the time and energy of your maintenance staff. Post-construction services should always be factored into the overall plan for a building to keep it running just as smoothly as it did on day one. By properly commissioning, and then regularly servicing your equipment, you can significantly increase the life of your building.
